What a Manual J Load Calculation Is (and Why Sitton Runs One Every Time)

The right-size HVAC system starts with a Manual J load calculation — not a contractor's rule of thumb. Here's what Manual J actually does, why it matters more than efficiency ratings, and what to demand on every quote.

The problem Manual J solves

Ask five different HVAC contractors what tonnage system your Stillwater home needs, and you're likely to get four different answers spanning up to two tons of variance. That's not an anecdote — it's what the data on quote-comparison studies shows across the country. The reason is that most contractors size equipment by rule of thumb: "your house is 2,200 square feet, that's about four tons" — using a 500- or 600-square-feet-per-ton multiplier that ignores everything about the specific home.

The wrong tonnage produces predictable, expensive problems:

  • Oversized systems short-cycle. The equipment turns on, cools the thermostat sensor in 3-4 minutes, shuts off, and repeats. Each cycle wastes startup energy. Manual J is the ACCA-published methodology that replaces rule-of-thumb sizing with an engineered calculation of your home's actual heating and cooling load. It's what serious residential HVAC contractors use to size equipment right. It's what Sitton runs on every install quote. What Manual J actually calculates

Manual J measures the home's cooling load (BTUs per hour that need to be removed at peak summer conditions) and heating load (BTUs per hour that need to be added at peak winter conditions). It's calculated from measured inputs, not estimated:

  • Conditioned square footage — measured, not estimated from tax records
  • Ceiling height — vaulted vs. flat vs. cathedral
  • Insulation R-value at attic, walls, floors — measured or reasonably estimated from construction era
  • Window count, size, orientation, and U-value — south- and west-facing glass loads heavily in Oklahoma summers
  • Infiltration rate — how leaky the envelope is, ideally from a blower-door test
  • Internal loads — occupants (each person adds ~230 BTU/h), lighting, kitchen equipment, home office electronics
  • Local design temperatures — 99th percentile winter low and 1st percentile summer high for your specific location (Stillwater: ~8°F winter design, ~99°F summer design)
  • Duct location and loss — ducts in unconditioned attic or crawlspace lose more energy than ducts in conditioned space

The calc runs the math and returns a load in BTU/h for each mode. From there, Manual S selects specific equipment that matches the load, and Manual D verifies the ductwork can support the equipment. All three are needed for a properly-engineered install.

The bad math contractors use instead (and how it fails)

"500 square feet per ton"

The most common rule of thumb in residential HVAC. Would apply to a hypothetical average American home with average insulation and average solar exposure. In a real Stillwater house it's off by half a ton to a full ton in either direction — routinely.

"What was there before, but slightly bigger to be safe"

Assumes the existing system was correctly sized (often wasn't) and that adding capacity is a safety cushion (isn't — it's a short-cycling and humidity problem). Common in "replace what's there" quotes from contractors who don't want to invest in engineering.

What Sitton does on a Manual J site visit

  1. Measure the home — every conditioned room, ceiling heights, window count and orientation, exterior wall exposures.
  2. Inspect insulation levels — attic, exterior walls (where accessible), floor over crawlspace or basement. Note construction era for envelope estimation where measurement isn't possible.
  3. Assess ductwork — location (conditioned space vs. attic vs. crawlspace), sizing at trunk and takeoffs, evidence of leakage. This feeds Manual D verification.
  4. Record specific window U-values where available (from stickers or homeowner documentation), estimate from era otherwise.
  5. Interview the homeowner about occupancy (permanent, seasonal, day/evening patterns), unusual internal loads (home office, aquarium, workshop), and comfort priorities.
  6. Enter the data into ACCA-approved Manual J software. Generate the cooling and heating loads at Stillwater's design temperatures.
  7. Manual S equipment selection — match the calculated load to specific Daikin (or other authorized-brand) equipment.

What to demand on every HVAC quote (Manual J is only the start)

  1. Manual J load calc — engineered, not rule-of-thumb.
  2. Manual S equipment selection — specific brand, model, and tonnage that matches the load.
  3. Manual D duct verification — confirmation that the existing (or planned) ductwork supports the equipment.
  4. Written commissioning protocol — refrigerant weighed in per spec, superheat and subcooling verified, static pressure confirmed, blower speed set.
  5. Warranty registration commitment — installer registers the product with the manufacturer inside the required window.
  6. Utility rebate documentation — installer submits the rebate paperwork or gives you clean documentation to submit yourself.

Any of these missing from a quote is a signal about how that contractor prices their work. Cheap quotes are usually cheap because engineering was skipped.

What happens when you skip Manual J (the pattern we see)

  • Year 1: system works OK. Customer is happy on install day.
  • Year 2: humidity complaints start. Rooms feel clammy even at 74°F setpoint. Customer buys a dehumidifier.
  • Year 3: run capacitor fails on the compressor from the short-cycling wear. First out-of-warranty repair bill.
  • Year 4-6: intermittent comfort complaints. Contactor pits and gets replaced. Second and third repair bills.
  • Year 8-10: compressor fails 5+ years earlier than the equipment's design lifespan. Replacement quote.

The total cost of the oversized install over 8-10 years exceeds the cost of the properly-engineered install every time. The engineering hour paid for itself many times over.
