The short answer: twice a year, every year
Spring tune-up (March–May) prepares the AC side of the system for Oklahoma's brutal cooling season. Fall tune-up (September–October) prepares the furnace or heat-pump heating side for winter. Both tune-ups touch the indoor air handler, both touch the thermostat, both touch the duct system — but the seasonal checks are different and each one matters for the season it precedes.
That's the schedule for any residential central system in Stillwater, Perkins, and the surrounding cities. Commercial refrigeration, heat pumps with high annual run-times, and homes with high-allergen environments may benefit from quarterly check-ins in addition. But the foundation is two professional visits per year, every year.
Why "twice a year" is the right number (not once, not three times)
The two-tune-up cadence isn't arbitrary. Three structural reasons:
1. AC and heating use different equipment
On a split system, the indoor coil and outdoor condenser are AC-side. The furnace burner, heat exchanger, and gas valve are heating-side. A single annual tune-up either skips half the equipment or rushes through both. Spring + fall lets a tech actually evaluate each side under load — running the AC and reading refrigerant pressures in spring, firing the furnace and running a combustion analysis in fall.
2. Component decay happens at the seasonal load transitions
Most equipment failures we run happen in the FIRST WEEK of high-load operation — the first 90°F afternoon in June, the first 25°F morning in November. That's when a marginal capacitor finally trips. A slow refrigerant leak that was undetectable in March shows up as ice on the line set in July. A cracked heat exchanger that didn't matter all spring matters the first time the furnace runs hot in October. Catching these in the tune-up before the season starts is the entire point.
3. Manufacturer warranties require documented annual minimum
Every major HVAC brand's residential warranty contains a maintenance clause requiring documented annual professional service. Skipping years gives manufacturers a paperwork reason to deny warranty claims — and they do. The cost difference between a $200 tune-up and a $2,400 unwarranted compressor replacement isn't even close.
What's actually on a Sitton tune-up (not "a 24-point inspection flyer")
There's a difference between a tune-up that's a glorified filter swap and a tune-up that catches problems before they fail. Here's the actual checklist our techs run, with the measurements they log:
Spring AC tune-up (60–90 minutes per system)
- Filter assessment + replacement (filter included on Comfort Plan visits).
- Capacitor capacitance measurement — compressor run cap, outdoor fan run cap, indoor blower cap if applicable. Compare against label spec; replace anything below ~85% of rated capacitance.
- Contactor inspection — visual check for pitting, voltage drop measurement under load.
- Refrigerant pressures — digital manifold gauges, suction + discharge, both at steady state.
- Superheat + subcooling measured against manufacturer charging chart for outdoor ambient temperature.
- Outdoor coil cleaning — biodegradable foaming coil cleaner + low-pressure rinse. Removes cottonwood, grass clippings, and biofilm.
- Indoor evaporator coil inspection through the access port (or pulled if accessible).
- Condensate drain line clearing + enzyme treatment.
- Float switch test — manually trip; verify system shuts off; verify reset.
- Blower wheel inspection — buildup of dust/biofilm reduces airflow over time.
- Static pressure measurement at the air handler — total external static pressure logged.
- Amp draws — compressor RLA vs. measured; blower motor; outdoor fan.
- Thermostat calibration — compare display to calibrated handheld thermometer in same airspace.
- Documentation — every measurement logged on the service ticket; customer copy provided.
Fall heating tune-up (60–90 minutes per system)
- Filter assessment + replacement.
- Heat exchanger visual inspection — looking for cracks, rust, or signs of CO leak path. On gas furnaces this is the safety-critical check.
- Combustion analysis on gas equipment — flue-gas O2, CO, and CO2 measured with a calibrated combustion analyzer.
- Gas pressure measured at the manifold; compared to manufacturer spec.
- Burner inspection + cleaning — visual flame pattern, ignitor or pilot status.
- Ignitor / flame sensor resistance check.
- Inducer motor — listening for bearing noise, amp draw measurement.
- Limit switches + safety circuits — manually tested where possible.
- Heat-pump reversing valve on heat-pump systems — confirm direction-change function and amp draw.
- Defrost board test on heat-pump systems.
- Auxiliary electric strip heat test on heat-pump systems with backup strips.
- Thermostat heat-mode calibration.
- CO detector recommendation if not already installed near sleeping areas.
- Documentation — full readings on the service ticket; customer copy provided.
The six things that fail when tune-ups get skipped
1. Capacitors
The #1 cause of "AC won't start" calls in Stillwater summers. A capacitor measured at last spring's tune-up that drifted from 45 to 32 microfarads gets replaced for $250 before it fails. A capacitor that fully fails on July 4 weekend costs the same part but triple the labor and an emergency callout fee. We catch them on the tune-up.
2. Condensate drain pans + lines
A condensate drain we cleared at last fall's tune-up runs clean all season. A drain that hasn't been touched in three years overflows in July, ruins drywall, and trips the float switch — emergency service call. See the leak-cause article.
3. Refrigerant slow leaks
A small refrigerant leak — say at a Schrader valve cap or a brazed joint — drops charge by a few ounces per year. Year one: invisible. Year three: the system is undercharged enough that the evaporator coil freezes on humid days. Year five: compressor failure. 4. Cracked heat exchangers
A hairline crack in a furnace heat exchanger is the kind of thing that doesn't trigger a CO detector while small — but grows year over year and can eventually allow flue gas into the supply airstream. 5. Blower wheel + indoor coil fouling
Dust and biofilm slowly coat the blower wheel and indoor coil. Airflow degrades 5–10% per year of fouling. The compressor and blower work harder to deliver less cooling. Annual cleaning at the tune-up holds efficiency steady; skipped years compound the loss.
6. Thermostat drift + control issues
Thermostats — especially older mercury-bulb or first-generation digital units — drift over time. A 3°F drift means the system thinks it's reached setpoint when the room is still hot. Recalibration takes 5 minutes at the tune-up.
